Frequently Asked Questions

Q.   Is JMT a traditional property management company that collects rents and manages tenants?
A. JMT is a Property Care company for fine homes and estates, not a property management company-there is a difference. JMT does not involve itself with rent collections or tenants. Our job is limited to and focused on the physical aspects of repairs, improvements, care and maintenance of private homes.

Q. What level of commitment must I make to JMT in order to retain their services?
A. The level of commitment to JMT is specifically determined by the property owner themselves, depending on their own specific needs and preferences. There is no required minimum or maximum level of commitment.

Q. What if I'm not happy with the service I get from JMT or if I simply want to end the relationship, for any reason? How am I obligated?
A. This is not a problem, as there is no obligation to continue the relationship for longer than you want to. The arrangement can be cancelled at any time with a simple 24 hour notice, no questions asked.

Q. Does JMT provide regular interior cleaning (maid), pool and gardening maintenance services?
A. JMT does not typically involve itself with regularly scheduled interior cleaning (maid), pool or gardening services. We do provide cleaning services related to recent construction work, but this would be limited to an "as need" basis. We can also provide site and construction debris removal. Upon special request, we will arrange to find the property owner qualified pool and gardening services, though JMT does not provide these services themselves.

Q. Is JMT a General Contractor?
A. JMT is not a General Contractor. We are primarily a consulting firm. If we feel your job requires a General Contractor, we will arrange to help you locate the most qualified contractor, the one best-suited to your specific needs. On some types of jobs, especially larger ones, a General Contractor will definitely be required.

Q. What is the difference between JMT and a General Contractor?
A. In many ways, they are similar, but there are differences. With a General Contractor, any subcontractors that are hired to work on the property are actually working for the General Contractor, not the property owner. With JMT, all subcontractors are hired by and are working directly for the property owner, but under the guidance and direction of JMT. This is similar to when you might call a plumber or electrician to come out and make a repair to your home.

Q. Does JMT have its own employees that do the work?
A. JMT does not have its own employees that do the actual work. Through its extensive network with experienced outside professionals, all work is subcontracted out to others on a competitive basis.

Q. What happens if I'm not happy with a certain subcontractor?
A. With JMT, if you don't like working with a particular subcontractor (plumber, electrician, etc), for whatever reason, a change can be made immediately. All the subcontractors we work with are professional and have usually been used by us on many prior occasions, but sometimes property owners prefer not to use a certain subcontractor. No problem to make a change.
